credit report-Commercial Credit Reporting

Commercial credit reportingis the compilation and reporting of the credit histories of commercial enterprises. While most people are familiar with consumer credit reports, many are unaware that a similar reporting system exists to assess risk in extending loans to businesses, underwriting insurance risk, purchasing or investing in businesses, and shipping goods to businesses on credit.

Every country in the world has commercial credit reporting agencies, which allow foreign exporters to asses the risk in shipping goods to a wholesaler in that country. Governments also use commercial credit to regulate businesses and collect taxes.

The information age has changed the gathering of commercial risk information. Before telephones and the Internet, the only way to gather risk information on a business was to visit the business owner in person. Credit reporters would ask business owners for the names of the companies that supplied them on credit terms, what banks they dealt with, how many workers they employed, and so on. It took days, even weeks, to fulfil a request for a commercial credit report.

This time-consuming process is no longer necessary. Credit Report Australia can now be compiled in seconds, without a business-owner’s knowledge. Suppliers are now asked to supply commercial credit-reporting agencies with frequent trial balance downloads on all their accounts receivable.

These trade-payment experiences are linked in order to show how a business pays its suppliers. Collection agencies share this information with credit-reporting agencies.

Publicly available information—bankruptcy filings, lawsuits, lease registrations, and judgements, for example—is also gathered. As this flood of information accumulates over a period of years, trends become apparent, making it possible to track a business’s cash flow.

Companies that are frequently unable to pay their suppliers are quickly identified. Computerised monitoring systems tell suppliers when to restrict credit to unhealthy businesses. These comprehensive, detailed reports are reduced to two-digit scores that enable automated credit approvals and rejections.

Commercial credit is more volatile than consumer credit. Few businesses remain unchanged five years after their founding; all businesses face constant competition for clients and markets. And the granting of credit by businesses is very much market-driven. Retailers buy goods on credit in the hope that they will be able to sell them at a profit before being required to pay for them.

Retailers who are required to pay for their inventories in cash on delivery—due to their inability to obtain credit from suppliers—are at a serious competitive disadvantage. Most businesses, unlike consumers, are oblivious to the risk-reports being compiled on them, and may never discover why they are unable to obtain credit from their suppliers.

The strict laws that govern consumer credit-reporting agencies rarely cover commercial ones. Despite this lack of oversight, complaints about the accuracy or completeness of information in a commercial credit report can potentially harm an agency’s reputation, so they do take complaints seriously.

insurance-Texas Home Insurance Renewal Premiums Are On The Rise

Are you getting sick of your Texas home insurance premium increasing with no idea why?

This article explains some of the factors that can affect your homeowners insurance in Texas.

There is going to be a surprise waiting for you in your mailbox and it is not the kind of surprise that you are going to like. Texas home insurance premiums are going up this year at a pace I have not seen for more than 20 years!

Not every one is going to get hit with big rate increases, but if you do get hit, there are ways for you to minimize the overall impact to your budget and still keep your coverage. But before we get into that, lets try to figure out what is happening here.

Providing the best Texas insurance quotes online.

Are the Rate Increases Caused by Natural Disasters?

To a certain degree, yes. I have to believe that some of the increase can be traced to the catastrophic losses of 9/11 Attack on the World Trade Center. It is estimated that the total losses from the tragedy will go over Billion Dollars, that is ,000,000,000. There is no question that the money necessary to pay for the destruction and losses will come from almost every insurance company in one way or another. But the premium increases forhome insurance had started long before that fateful day.

Insurance Premiums on Homeowner Policies Have Gone Up Less Than 2% Per Year the Past 10 Years.

I am sure you are saying, How can that be, it seems that my rates have gone up every year? You are partially right. The total premium may have gone up, but the amount of coverage has also gone up to keep pace with the increasing cost of construction and materials used to rebuild houses. Inflation has continued to increase and push the cost of replacing homes and property higher year after year. Your policy adjusts the coverage on your home each year in an attempt to make sure you have enough coverage in the event of a catastrophic loss.

It’s a Fact: Insurance Companies Made a Lot of Money in the Stock Market During the 1990s and That Was Good For You.

Insurance companies invest their money just like everyone else. During the 1990′s they made money on their investments just like everyone else. In fact, many home insurance companies were willing to write insurance at a loss because they knew they could make it up on investment income.

For most of the 1990′s, insurance companies were able to keep your premiums lower than they would have been because investment income they earned more than offset the losses they paid out. As consumers, we really shouldn’t have a problem with that, part of our premium is offset by the insurance companies investments, resulting in lower premiums.

Then…the Stock Market started to fall apart in the middle of 1999.

All of a sudden, the investment income fell off, but the losses didn’t. Insurance companies were now faced with the prospect of mounting losses if they kept the rates at the low level. One of several options was to increase premiums across the board and increase they have.

No Loss Discounts and Loss Surcharges Affect Your Premium

Clients that do not turn in claims make insurance companies lots of money and should be charged lower rates.

Sounds pretty simple doesn’t it? Unfortunately, the rule works the other way, too. Insurance companies are going out of their way to give clients without losses discounts and premium credits to reward them for not having a claim.

If you have a claim or two, you can expect to pay a higher premium for a few years. We know no one plans to have a claim, in fact it’s a real pain to go through the process, but it’s no different than auto rates going up if there is an accident.

One other problem is the size of losses have gone out of sight! We have seen the average size of closed claims in our office go from ,350 in 1993 to over ,425 in 2002. The fact is that it just costs more money to make repairs to houses today than it used to.

Big changes are happening in the insurance market.

Deductibles Can Save You BIG Money!

Back in the days when I first started in the business, homes were insured for ,000 and the policies had a deductible. In the late 1970 the value of homes headed towards ,000 and the deductibles went to 0. By the end of the 1980′s a 0 deductible was standard on almost all policies written for homes valued over 0,000. Today, with the values of many homes costing more than 5,000 many of our clients are using 0 to ,000 deductibles to keep the cost of their insurance down.

If insurance companies want to reduce your premium for not turning in claims, you might as well save even more money by increasing your deductible. While you wont save enough to make up the deductible in one year, you will be surprised how much you do save over a few years.

How Much Homeowners Coverage Should I Have?

So how much insurance should you have? Basically, unless you want to pay some of the costs yourself, you should insure your home for what it would cost to rebuild it if your residence were destroyed.

How do you find this out? In the home construction world, building costs are calculated on a square foot basis. We can calculate the estimated replacement cost for your home. Give us a call and we will be glad to update our records and send you a copy for your review.

Your possessions are also insured on a replacement cost or actual cash value basis. Again, unless otherwise specified, the coverage in your policy is actual cash value.

Homeowners policies also have limits on coverage for such items as jewelry, fine art or collectibles.

For example, the standard policy will provide a maximum of ,000 coverage for your jewelry if it is stolen. If you have lots of jewelry, fine art or collectibles, you should consider purchasing a special personal property endorsement or floater that provides the coverage you need.

8 Ways to Save Money on Your Insurance Year After Year

Now that we have given you the bad news, here are 8 ways you can pay less for your texas home insurance.

In many cases, you can get the same level of coverage for fewer dollars.

Take advantage of multiple policy discounts! Do you have a Houston auto insurance policy?
Texas home insurance policies.
If so, is it with the same insurance company that provides your homeowners insurance?
Many insurance companies offer multi-policy discounts.
Usually, these discounts are at least 10% and at the most 27%.
some insurers apply the discounts to both the auto and the homeowners or any other Texas property insurance policy.

Raise Your Deductible The deductible is the amount you pay before insurance kicks in if you have a claim. For example, if you have a 0 deductible and you file a claim for ,000 in damage to your home, you pay the first 0 and your insurer pays the balance, 0.

The higher the deductible you choose, the more you pay out of your pocket.
However, the higher the deductible, the less you have to pay for your policy.
Depending on the insurance company, you can save between 12% and 37% if you change a deductible of 0 to ,000.

Newer Homes Are Rated Better Insurance companies really like newer homes.
Recently built homes equals lower premium because there is less likelyhood something will go wrong with the electrical, heating and plumbing systems.
In addition, the structure itself is in better shape.
Insurers offer discounts of as much as 8% to 15% if your residence is new.

Insure the replacement cost of the house itself not the land. There have been times when mortgage companies want us to increase the amount of insurance to be equal to the mortgage on the property.
You want to insure the rebuilding cost of the house and without including the value of the land in the in the total replacement cost.

Don’t insure more than you own. If you have made a major purchase, you will want to increase your limits of coverage, but what if you sell something? You don’t need as much coverage.
Pay particular attention to items that are covered by endorsements or added floaters to your policy, items such as jewelry and computer equipment.

Do not leave your house unprotected. Smoke detectors, burglar alarms and deadbolt locks are usually worth discounts of at least 2%.
You can get even bigger discounts, 8% to 10%, if you install a sophisticated sprinkler system or an alarm system that rings at the police station or a security company.
Before you install one, check with your insurer to find out what type of system qualifies for a discount and how much you would save on your premium if you installed the system.

If your dog bites, beware of lawsuits. If you have a dog or dogs, particularly if it’s a more vicious breed, you will pay more for Texas liability insurance coverage.
More and more dog bite claims are being presented, which has some insurers not exactly eager to provide coverage to homeowners who have. for example, Rottweilers, Pit Bulls and Dobermans.

If you are considering getting a dog, keep this in mind: If you own dogs of certain breeds, your premium will probably go up.
Your insurer could decide to cancel or non-renew your policy.
For that matter, if your dog is likely to bite someone – of any breed – you are risking higher premiums and cancellation

Keep Your Credit Score in Top Condition Insurance Companies are relying more and more on credit scoring to determine insurance premiums.
They have found that people with low credit scores have almost three times the losses than people with top credit histories.
Get rid of unused credit cards and pay your bills on time. It will pay off in the long run.

I wont kid you. There is more to this insurance game than saving money. In fact, while it’s nice to lower your insurance costs, it’s probably even more important to make sure you, your loved ones and your assets are covered adequately. It’s not a pleasant thought, but insurance is about worst-case scenarios. It’s also about peace of mind, knowing that you have the worst-case scenarios covered.

An accident like that could put a real big dent in your financial security.

For most people, insurance is a mystery. They know they need to have insurance for their homes (mortgage lenders require it), but they don’t understand the coverage provided by the policy. And they don’t know which insurance companies offer the best prices. Because most people don’t fully understand the insurance policy they are purchasing, many people think insurance is a rip-off.

Texas home insurance is not created equal. In fact, almost none of it is. There are thousands of different products out there, from hundreds of insurance companies. How do you find the insurance and the insurance company that is best for you? You read this special report and tap into my vast knowledge of the products and the companies that offer them.

I also know what insurance companies sell quality insurance at the lowest price. Since I am specialized in the insurance needs of homeowners and their families for over two decades, I have decided to dedicate myself to solving some of the mysteries of homeowners insurance quotes Texas.

Texas flood insurance and earthquake coverage are two perils for which there is no coverage.

You can get coverage for earthquake and flood damage in a separate policy or as an endorsement to your homeowners insurance Texas coverage.

Replacement Cost or Actual Cash Value

Your Texas home policy does not provide coverage for all potential catastrophes that could damage or destroy your home. Earthquake and

There is also no coverage for damage caused by water that seeps into your home from the ground.

You do have coverage for losses related to fire, smoke, lightning, wind storms, hail, explosions, vandalism and theft.

There are different ways to insure your home. Generally you insure both the structure and your personal property. Let’s take the structure first.

There are two types of coverage: replacement cost and actual cash value.

Replacement cost coverage is highly recommended for all Texas homeowners. Under replacement cost coverage, the insurance will cover the cost of replacing the part of the structure that is damaged, up to a maximum dollar amount.

Under actual cash value coverage will cover the cost of replacing the damaged structure minus the depreciation. If you have an older home, this maybe the coverage you want. Unless your policy specifically says it provides replacement cost coverage, the coverage is for actual cash value.

So how much insurance should you have?

Basically, unless you want to pay some of the costs yourself, you should insure your home for what it would cost to rebuild it if your residence were destroyed.

How do you find this out?

Your insurance agent can provide you with this information. If you don’t have an insurance agent and you should, you can contact your local builders association. In the home construction world, building costs are calculated on a square foot basis. As such, to determine the cost to rebuild your home, take the square footage of your house and multiply by the average per square foot building rate in your area.

Your possessions are also insured on a replacement cost or actual cash value basis. Again, unless specified otherwise, the coverage in your policy is actual cash value.

Home insurance policies also have limits on coverage for such items as jewelry, fine art and computer equipment. Read your policy and see what these limits are. For example, the standard policy will provide a maximum of ,000 coverage for your jewelry if it is lost or stolen. If you have lots of jewelry, fine art or computer equipment, you should consider purchasing a special personal property endorsements or floaters that provides the coverage you need.

Speaking of needs, you need to take a written and a visual (still pictures or video) inventories of everything you own in your home and in other buildings on the property.

Include all furniture – Indoor and outdoor, appliances, stereos, computers and other electronic equipment, hobby materials and recreational equipment, china, silverware, kitchen equipment, linens, jewelry and clothing. For the major items (computers, televisions, stereo systems, etc.).
Write down the serial number, make or model number, purchase price, present value and date of purchase of each item.
If you have the receipts for the items, attach them to the inventory.
Make at least two copies of the inventory and store one of those copies offsite a safe deposit box is a good place.
Store the pictures or video of the inventory offsite as well.

10 Ways to Save On Your Texas Home Insurance

Now that you know the basics of a homeowner’s insurance policy, here are 10 ways you can pay less. In many cases, you can get the same level of coverage for fewer dollars.

One Insurer, Multiple Insurance Policies – Do you have a Houston auto insurance policy? Is your auto insurance insured with the same company that provides your home insurance?
If the answer’s no, you’re paying too much for both policies. Almost every insurance company that sells home insurance wants its policyholders to also buy auto insurance from them. These insurers offer so-called multi-policy discounts. These discounts can be as much as 27% and some insurers apply the discounts to both the auto and the homeowners/renters policy.

Raise Your Deductible! – The deductible is the amount you pay before insurance kicks in if you have a claim. For example, if you have a 0 deductible and you file a claim for ,500 in damage to your home, you pay the first 0 and your insurer pays the balance, ,000. The higher the deductible you choose, the more you pay. However, the higher the deductible, the lower your policy premium. Depending on the insurance company, you can save between 12% and 37% if you have a deductible of ,000 to ,000.
New Is Better! – Insurers really like newer homes. That’s because it’s less likely something will go wrong with the electrical, heating and plumbing systems. In addition, the structure itself is in better shape. Insurers offer discounts of as much as 8% to 15% if your residence is new.
Location, Location, Location! – Where do you live and what is your home made of? If you’re in the Eastern United States, it’s better from an insurance perspective to have a brick or masonry residence because such a structure has a greater resistance to wind damage. By contrast, frame homes are better in the earthquake-prone West. The right structure in the right region can save you 5% to 15%. Further, if your home is near a fire station, you will pay less for homeowners insurance. If you live in an area that is prone to flooding, you may be required to buy a flood insurance policy. If you are not required to buy the coverage and still live in a flood-prone area, your Texas home insurance policy will not provide coverage for losses arising from flooding.
Insure the House, Not the Land! – Nobody is going to steal your land. Fire and high winds won’t destroy it. As such, when deciding how much homeowner’s coverage to buy, don’t include the value of the land. You should only cover the value of the house and any other buildings on the property. If you include the value of the land, you’re paying too much.
Don’t Insure What You Don’t Have! – Each year, you should review your policy to see what coverage you have for your possessions. If you have made a major purchase, you will want to increase your limits of coverage, but what if you sell something or something’s? You don’t need as much coverage. Pay particular attention to items that are covered by endorsements or floaters to your policy, items such as jewelry and computer equipment.
Better Safe Than Sorry! – Smoke detectors, burglar alarms and deadbolt locks are usually worth discounts of at least 5%. You can get even bigger discounts, 15% to 20%, if you install a sophisticated sprinkler system or an alarm system that rings at the police station or a security company. However, not all of these systems qualify for discounts. Before you install one, check with your insurer to find out what type of system qualifies for a discount and how much you would save on your premium if you installed the system.
Where There’s Smoke There’s fire! – Smoking (unattended cigarette butts, etc.) produces more than 23,000 residential fires in this country each year. That’s why some insurers have discounts if all the residents in a home are nonsmokers.
Group Discounts! – Some insurers offer discounts to certain business or alumni associations. If you are a member of such an association or associations, ask the directors of the associations if there are any insurance companies providing discounts to members.
Don’t Jump Around – If you’ve been with an insurer for a while and you like that insurer, stay put. Some insurance companies automatically have discounts for policyholders who have been with the company for a certain number of years. For example, 5% for at least three years, 10% for at least five years.

Credit reports are proof of your personal profile, credit history, public record information financial reliability and stability. Credit reportscontain information about your credit card accounts, loans, charge accounts, and items of public record such as bankruptcies, tax liens, and court judgments.

Your credit reports are maintained by credit reporting agencies, also known as credit bureaus and provided to lenders, employers, insurance companies, landlords and other companies who have a legitimate need for this information, based on the federal Fair Credit Reporting Act (FCRA).

The Fair Credit Reporting Act is the federal law that governs credit bureaus.

Generally a credit report contains various important factors which are mentioned below:

Personal Profile: includes basic information such as your full name, current and previous addresses and employers, social security number, and date of birth.

Credit History: includes current active, past closed accounts and their balances or arrears, real estate mortgages, credit cards, car loans or medical bills.

Public Records: includes reports obtained from local, state and federal court which indicates records of bankruptcies, tax liens and monetary judgments.

Inquiry Section: This section reveals any parties that have obtained a copy of your credit report over the last two years.

Credit Score: calculating an individual’s credit risk to determine his capability to pay back the loan.

Disputes: if any error is there in report you can contact to credit bureau.

The purpose of the commercial credit report in Australia is to share information and to determine the corporate backgrounds, shareholders, financial data, operations and mercantile backgrounds including any adverse data that may impact on the subject receiving credit facilities.

These reports are provided globally as per the requirement of credit grantors and are extremely beneficial in learning more about the potential customer, and determining of credit will be granted and if so, how much.

Credit reports also help in assessing the risk of dealing with a particular client. You can obtain a credit report at a nominal fee or free of cost but it varies country to country.

The question is often asked as to whether everyone can obtain access to credit reports, and in the case of commercial reports (those on companies and businesses) the answer is yes, however in the case of individuals a legitimate business motive should be there, and will only be provided to credit grantors, employers or prospective employers, landlords, and insurance underwriters.

The subjects of individual reports (often referred to as consumer reports) are also protected under the Federal Privacy Act, and can request a copy if their own credit report from a bureau, and may dispute any inaccurate information and have their record amended.

Once a person learns to read and understand a credit report, they are moving towards a more secure financial future, knowing what is out in the marketplace about them, and also using credit reports themselves in any business dealings to avoid granting credit to those who are considered high risks.

debt consolidation-The Truth About How Debt Consolidation Works

Some would say Debt Consolidation is nothing more than a “con” because you think you’ve done something about your debt problem. The debt is still there, as are the habits that caused it! This may be true to a certain extent however, obtaining lower interest rates on your debt is always better than continuing with high interest rates.

David Bach, noted financial author, says There is, a simple solution. The one way to create lasting financial change that will help you build real wealth over time is to . . . MAKE YOUR FINANCIAL PLAN AUTOMATIC! Making your financial plan automatic is the one step that virtually guarantees that you won’t fail financially. Why? Because by making it automatic, you will have set yourself up for success. And as you will learn in this little book, you can do this in literally minutes.

How Does Debt Consolidation Work ?

Debt Consolidation helps those with high interest rates obtain low interest rates. Typically, the new rates will range somewhere between 0% to 10 %. Most of the time Debt Consolidation clients are set up on an automatic payment draft. That way they do not have to worry about paying each creditor each month. The payment process to each creditor is done for them. There is no prepayment penalty so clients can always pay more than the minimum amount required. Also participation in Credit Counseling is NOT factored into your FICO® score. Click here for details

Debt consolidation is very appealing because you can obtain lower interest rates and a lower payment amount on the debt you owe. It is not a loan so you do NOT have to qualify or put up any of your assets. The person consolidating their debt always has the option to pay more. It is recommended that you pay as much as possible to get out of debt that much faster. The payments on these programs are typically done automatically. By having the debt consolidation draft done automatically you forget about it. Debt consolidation is the best option for obtaining low interest rates fast without a loan.

Debt Consolidation Example

For example, let’s say you have ,000 in unsecured debt, at an average interest rate of 20%. Let’s say your total monthly payments on the ,000 of credit card debt is 0 per month. Without debt consolidation and by paying just the minimum due, the total amount of money you would pay getting this debt paid off would be 6,660.00. If you joined a debt consolidation program, paid a level payment amount each month and your average interest rate was lowered to 10%, the total amount of money you would pay to get your debt paid off would be ,280.00. Sounds great, doesn’t it? Who wouldn’t want to pay 8,380.00 less in payments?

Debt Consolidation allows you the opportunity to lower interest rates and lower payment amounts however, if you do not change your spending habits you will eventually end up in the same situation you are right now. The best way to do this is to make a budget for yourself. This will help you target non-productive spending. Use our quick budget calculator at Debt Solutions USA. This can normally be found in the ‘about our service document’.Once you’ve discussed what you need and answered all the questions about yourself and what you want to insure, the intermediary, insurance company or the firm selling you the insurance will give you key policy information. This sets out the essential facts.

1. Buying insurance – learn more on Moneymadeclear from the FSA:
Getting helpYou can buy insurance yourself or with the help of a broker, but either way you’ll get key policy information about the insurance and what it covers.Generally, firms selling insurance and those providing insurance cover (underwriting the risk) have to be regulated by the Financial Services Authority (FSA), the UK’s financial services regulator, or be the agent of a regulated firm. There are some exceptions, for example the sale of extended warranties on non-motor goods (such as on electrical goods) where the person selling the insurance is also providing the goods.Regulated firms and their agents are put on the FSA Register and have to meet certain standards. Always make sure that the firm you use is on the FSA Register before handing over your money. If they aren’t regulated by the FSA, you won’t have access to complaints and compensation procedures if things go wrong – see If things go wrong. To find out if a firm is on the FSA Register, see Check the FSA Register.Your friends or family may recommend an insurance broker or insurance company or you can find one along your high street.

Alternatively there are organisations that can help you – see Useful links. But remember, always check that the firm you use is on the FSA Register. If the firm is not on the FSA Register, or if you have been contacted by or dealt with an unauthorised insurance firm or broker, it would help the FSA if you would provide some information on your dealings with that firm or individual. See its list of Unauthorised firms/individuals and report any dealings using its Unauthorised firms reporting form.Buying without adviceYou don’t have to get advice before you take out an insurance policy, and UK firms that sell insurance without advice still have to follow the FSA’s rules. But it is up to you to decide whether the policy is suitable for you. You may have less grounds for complaint if the product turns out to be unsuitable.Comparison websitesComparison websites will ask you several questions and then provide you with quotes from various brokers and insurers. None of the websites cover the entire market, and some larger insurers are not represented on any of the websites, so you may wish to contact them directly. The comparison website should contain a list of the brokers and insurers they search. Some insurance comparison websites may ask you fewer questions to speed up the process, and instead make a number of assumptions about you. Always check the assumptions made about you and correct them where necessary. Most comparison websites will automatically pass your information on to a broker or insurer.

Although this means you don’t have to provide them again, you should check that the correct information has been provided to the broker or insurer. If anything is incorrect you should either change the information on the broker or insurer’s website, or contact them and ask them to change it.The Association of British Insurers (ABI) has a voluntary good practice guide for insurers, brokers, software houses and insurance comparison websites when providing online price comparison quotes for insurance. This will mean that you’ll get information to help you understand more about the policy you’re being offered. It also says that insurers who are unable to provide a quote to a customer (for example due to age or health) should refer them to another provider who may be able to offer them cover. When using a comparison website make sure:adverts about the site don’t make misleading claims about their market coverage – none of them covers the whole market, so if they claim to, this is unlikely to be true;you fully understand what savings you can make if the firm is advertising what looks like an attractive rate;the assumptions made about you are accurate and the same as the ones on the insurer’s quote; andyou understand what excesses you might have to pay.See our Shopping around guide for more information. What information will you get? When you contact an insurance broker they will give you:details of the service they are offering you – see Step 1; andinformation about the insurance policy being offered to you – see Step 2.Step 1 – Getting the KeyfactsWhen you contact an insurance provider, they will give you details of the service they offer. It may be in a  about our service document, but doesn’t have to be.

They will tell you:whether they’re offering you advice or just information about the product;whose insurance policies they offer – it may be from one company or many; andhow much you’ll have to pay for the service.Use this document, or information to shop around to get the service you want at the price you’re happy with.Step 2Once you’ve discussed what you need and answered all the questions about yourself and what you want to insure, the intermediary, insurance company or the firm selling you the insurance will give you key policy information. This sets out the essential facts. Ask questions if you don’t understand anything as misunderstandings could lead to the insurance company refusing to pay out when you claim. The policy information will set out:what the insurance policy actually covers;what it doesn’t cover;any limits or restrictions; andother important features you need to know before you make up your mind.Make sure you get this and that you read and understand it. Ask the provider or insurance company to explain anything you don’t understand.Use this document to shop around and compare like with like. Another policy may be cheaper but does it offer the same cover?
2. How to check if a firm is FSA authorisedYou can check whether a firm or individual is FSA authorised by using the FSA online ‘Check our Register’ service.Find out how to use the FSA Register and what to consider when looking for a firm or individual.
Firms are put on our Register once we have given them permission to carry out a particular activity. Firms that work as ‘agents’ for other firms are also on our Register and are also known as ‘Appointed representatives’ or ‘Tied agents’. After that we monitor that they follow our set standards, known as being ‘regulated’.
Always make sure that the firm you use is on our Register before handing over your money. If they aren’t regulated by us and things go wrong, you won’t have access to complaints procedures and compensation schemes, for example the Financial Ombudsman Service and Financial Services Compensation Scheme (FSCS). Some payment services firms do not have to be on the FSA register until May 2011, but you can still take complaints against them to the Financial Ombudsman Service.
3. The difference between information and adviceYou can buy insurance after getting advice, or based on information after shopping around. Read our related article to understand the difference between buying with or without advice and the relative pros and cons.
The difference between advice and informationWhen you get insurance advice, the broker or adviser looks at your individual circumstances and needs and recommends a policy to meet them. This often involves a face-to-face meeting, but you can get advice in other ways, for example by telephone, email, or through the post. Under FSA rules, if the advice turns out to be unsuitable you have the right to complain and, in some circumstances, may be able to claim compensation.Buying without adviceUK firms that sell insurance without advice still have to follow FSA rules, for example by providing you with certain information about their service and products (see next section). But if you buy this way it’s for you to decide whether or not you think the policy is suitable for you. If things go wrong it may be harder to complain.Information the insurance broker must give youFSA authorised firms must follow certain rules and standards when dealing with you, including giving you certain information.Information about a broker’s serviceWhen you contact an insurance provider, they will give you details of the service they offer. It may be in an ‘about our service document’, but doesn’t have to be.They will tell you:whether they’re offering you advice or just information about the productwhose insurance policies they offer – it may be from one company or manyhow much you’ll have to pay for the serviceUse this document, or information, to shop around to get the service you want at the price you’re happy with.Information about the insurance policyOnce you’ve discussed what you need and answered all the questions about yourself and what you want to insure, the intermediary, insurance company or the firm selling you the insurance will give you key policy information. This sets out the essential facts. For investment-type insurance they must give you a more detailed key features document which includes an illustration of how your investment might perform over time.

insurance-All the essentials about insurance

There are dozens of different types of insurance, from insurance that you have to take out by law (such as car insurance), to policies that it’s a good idea to have (such as contents insurance) to those that are ‘nice to have’ rather than necessities.

Figures from the Association of British Insurers show that, during the recession, one in four people cancelled their home insurance. While it’s a good idea to make sure you’re not paying for insurance you don’t need, you should always think about what would happen if disaster were to strike before cancelling any insurance policies.

How does insurance work?

When you take out an insurance policy, you pay a premium to the insurance company. If you never make a claim, you never get any of the money back; instead it’s pooled with the premiums of others who have taken out insurance with a particular firm.

That may not sound like a good deal, but the idea behind insurance is that everyone pays into a pot of money, knowing that only some of them will ever need to make a claim. If you have to make a claim (perhaps because your washing machine has flooded your kitchen and damaged your floor), the money comes from the pool of your and other policyholders’ premiums.

How are premiums calculated?

Insurers are professional risk takers, which means they know the probability of different types of risk happening so they can calculate the premiums needed to create a fund large enough to cover likely loss payments.

Clearly, only a proportion of policyholders will make a claim in any one period. So, an insurer will take two important factors into account when calculating the premium it will charge. Firstly, how likely it is in general terms that someone will need to claim and secondly, whether the person who wants to take out the policy is a bigger or smaller risk than the ‘average’ policyholder.

Take three examples. In motor insurance, a young person with ahigh-powered car, or a driver with a long history of accidents will pay a higher premium than a mature and experienced driver with a car with a smaller engine who has not had an accident before.

Similarly, the owner of a fish and chip shop will pay a higher premium for his or her fire insurance than, say, the owner of an office. The risk is greater, so the premium is higher.

Someone who is young, fit and in a risk-free job will find it easier to buy life insurance and will pay lower premiums than someone who has a heart condition or is in a risky occupation.

The level of premium is also affected by the insurance company’s desire to target a particular section of the market. So, if an insurer wants to encourage younger drivers to buy insurance from it, it may decide to undercut the premiums charged by some of its rivals.

Two kinds of insurance

There are two different kinds of insurance - life insurance and general insurance.

General insurance pays out:

If a car has an accident or is stolen
If a house catches fire or is burgled
If a holiday has to be cancelled

Most life policies, on the other hand, pay out when an event happens, such as when someone dies.

Anyone can buy life insurance but, the amount you pay in premiums will depend on your age, your health, and the type of work you do. The younger and healthier you are, the cheaper the premiums for life insurance. But if you work in a risky job, you’ll normally have to pay more for life insurance.

Most types of insurance are annual policies. That means that the amount you pay can change every year and, if you’ve made a claim in the previous year or your circumstances have changed, it could affect your premiums.

However, some types of insurance, such as life insurance and insurance that pays part of your income if you cannot work because you’re seriously ill, are long-term contracts. That means you don’t get renewed quotes every year as the premium is set when you first sign up.

If you have a joint mortgage with your husband, wife or partner, you can take out life insurance that will pay out if they die before the mortgage is paid off. However, you can’t take out insurance on someone unless you’d be financially worse off if they died.

What is the excess?

With many general insurance policies, you have to pay the first part of any claim – called the excess – if something goes wrong. The level of the excess can vary widely. For a travel insurance policy, it may be £25 – £50 while for a car insurance policy it could be £100 or more.

Sometimes insurers will impose a large excess if you’ve already claimed for something and you’re likely to do so again, such as for flood damage or subsidence(which is when a building develops cracks because the foundations have moved).

General principles

Other principles apply to all kinds of insurance:

Insurance can provide compensation only for the actual value of property. It cannot cover the loss of sentimental value, for example.
There must be a large number of similar risks so that the likelihood of a claim can be spread among other policyholders. It must be possible for insurers to calculate the chance of loss so that a premium can be set which matches the risk.
Losses must not be deliberate and not inevitable. Clearly, you could not buy fire insurance for a house which was already burning nor life insurance for someone on his or her deathbed.
Lastly, there are some risks which have financial implications so vast that they can be dealt with only by the state. These risks (mainly those arising from war or the major escape of nuclear or radioactive material) are normally not insurable.

Tailor your policy to your electronic gadgets (mobile phones, iPhones, laptops, iPods, sat navs, cameras, blue tooth headsets, camcorders and more) with prices starting from as little as £1.49 per month!

business-Free Web Development Business Plan

Free Web Development Business Plan for Loans

Obtaining Business Financing

When obtaining a business loan for a website development business, it is imperative that you have a properly structured business plan that will assist you in showcasing how you intend to operate your Web Development business, how the business will operate, how you intend to market the business, the anticipated financial results of your company, and how you intend to repay your debt obligations. This sample loan business plan will provide you with the framework that you need in order to acquire a business loan for starting or expanding this type of business.

Executive Summary

Introduction

When obtaining a business loan for a web development business, it is imperative that your business plan has a clear and concise executive summary that provides an outline of what are seeking to accomplish, how much capital you are seeking to raise, the management biography of the business owner, and an overview of the anticipated profit and loss statements of the business. Here is an example of how the title paragraph should be written:

Web Development, Inc. (“the Company”) is seeking a business loan of 0,000 in order to launch the operations of a web development business that will be based in San Francisco, California. The Company was founded in (Insert Year). The business was founded by Mr. John Doe.

Products and Services

In the next segment of the business loan and business planning document, you should showcase the products and services that you will be providing to the general public. For instance:

Web Development, Inc. will provide customers with a broad range of web development services including website development, web application development, e-commerce site development, and web hosting. The business will earn substantial revenues from the website development services coupled with recurring streams of revenue from the web hosting revenues that will be generated on a monthly basis.

Business Loan Terms

Now it is time to discuss the anticipated terms of the business plan that you are seeking. An example paragraph of how this is stated:

At this time, Mr. Doe is seeking a conventional business loan in the amount of 0,000. The interest rate, loan terms, and loan covenants are to be determined during negotiation. However, this business plan assumes that the business will receive a seven year business loan with a seven percent interest rate due on the outstanding principal balance.

Management Biography

Now that the summary of the business has been provided, it is time to provide a brief overview of the owner of the business. An example paragraph summing up the owner is as follows:

Mr. Doe is a highly experienced business person that has years of experience regarding the direct ownership and management of business. He will be able to effectively bring the operations of the Web Development business to profitability while ensuring that the business loan’s payments and its covenants are met at all times.

Financial Statements

The most important thing to your lender when applying for a business loan is how you intend to repay the bank. In this section of the business plan, you should provide an overview of the finance’s of the business discussing the anticipated revenues, expenses, and profits/losses. You can also discuss the applicable collateral within the business plan that will be used to secure your business financing.

Expansion Plans

One of the most important aspects of your business plan is how you intend to expand the business over a three to five year period. Banks and finance companies always want to see that the business will experience a moderate to strong level of growth. This is especially true in business lending because as your business grows the cash flow that secures your business loan will decrease proportionality against your monthly credit obligations. An example of how this is stated is as follows:

The Web Development business will continue to expand through organic means including increasing the Company’s advertising budget via the reinvestment into the after tax cash flows of the business.

The Financing

Use of Business Loan Proceeds

In this section of the business plan you should focus on how the proceeds of the business loan will be used. An example of this would be as follows:

Web Development Office Establishment – ,000
Servers and Technology Equipment – ,000
Working capital – ,000

Management Equity

In this section of the business plan you should discuss the percentage ownership of the business among the owners of the business. For example:

Mr. Doe will own 100% of the Web Development, Inc.

Board of Directors

When applying for business financing, the bank will also want to know who serves as the board of directors. For small businesses, usually the owner serves as the director of the business. An example of how this is worded:

Mr. Doe will be the sole director of Web Development, Inc.

Exit Strategy

Any bank or financing company is also going to want to know what you intend to do with the business over a set period of time. Many business owners will develop and expand a business with the intent to sell the company to a third party at a later time. When drafting this part of the business plan you should focus on what you intentions are in regards to potentially selling the business. This is often worded as:

Mr. Doe would most likely sell the Web Development businesses to a third party for a significant earnings multiple. Website Development businesses usually sell for approximately one to three times earnings given the financial strength of the business. In this event, the business would be sold by a business broker and the business loan sought in this plan would be repaid according to the covenants of the business loan agreement.

Products and Services

When developing a business plan that is appropriate for obtaining a business loan or other business credit facility you need to clearly showcase the services or products that you will be offering to the general public. An example of how this section is worded goes as follows:

As stated in the executive summary, Web Development, Inc. will specialize in the ongoing development of website development, web applications, and hosting services to the general public on a nationwide basis. The business intends to hire a number of independent contractors that will work on the Company’s behalf when developing websites for the Company’s clients. The business will also generate highly recurring streams of revenues from the ongoing sale of hosting services for people that do not own their own website hosting servers.

Industry and Market Analysis

The Current State of the Economy

It is important to let your financial institution know that you are well apprised of the financial situation of the general economy when you are applying for a business loan. This is especially true in today’s environment where lending has become more difficult and will remain more difficult in the foreseeable future. Specifically, you should gear this section of the business plan analysis towards the industry that you are operating within. For example:

The current economy has remained difficult over the past few years. However, Web Development businesses tend to operate with a strong degree of economic stability as these businesses are able to generate highly recurring streams of revenue from the fees associated with hosting services. As such, the business will be able to remain profitable and cash flow positive in any economic climate despite the current deleterious conditions in the general economy.

The Web Development Industry

In addition to providing your business loan officer with an understanding of the general economy, it is important that you showcase that you have an equal understanding of the industry in which you are operating within. As such, you will need to provide you business loan institution of a brief overview of your industry and any potential changes that may affect the way that your company does business. An example of how an industry overview is as follows:

In the United States, there are approximately 100,000 companies and individual providers that are able to provide web development services to the general public. Aggregately, these businesses generate more than billion per year while providing gross payrolls exceeding billion. The industry outlook is strong for the web development industry as every business now wants to have a presence on the internet.

Target Market

In this section of the business loan application and business plan analysis, you should focus on the demographics of your localized market (or national market if applicable). This section should discuss how many people live in your area, the anticipated number of people that would require the use of Web Development Services, the median household income of people living in the area, poverty line statistics, and any applicable laws that would apply to your operation of Web Development Companies.

Competition

Many people that are developing new businesses or expanding existing businesses often feel that their business does not have any competition or limited competition at best. However, this is almost never the case. Unless you have re-invented the wheel – you will have competition. When applying for a business loan, you should clearly showcase your competition in your business plan. This is especially important to your banker as they will be able to gauge your ability to be successful in your targeted market. Many business loan underwriters will aggressively confirm that competitive nature of your local market and your local industry.

When drafting this section of the plan you should heavily discuss the competitive advantages that you intend to have over your competition.

Marketing Plan

In addition to all of the above information that we have covered, your business loan officer is also going to want to know how you intend to market your business to the general public. Most people do not quite understand how to effectively market their business outside of prominent signage or flyer distribution. When applying for a business loan (again in this difficult lending climate), your banker is going to want to see that you have a clear methodology of how you intend to market your services or products to the general public. In this section of the business plan – we will overview how to showcase your services/products to the general public.

Marketing Overview Example

The Web Development will place prominent signage on the facility to draw a significant amount of foot traffic in its local location in San Francisco.
The business will maintain listings in the Yellow Books.
The Web Development business will also maintain an internet website that showcases the Company’s operations, hours of operation, and relevant contact information.

Marketing Strategies Overview

Additionally, you will be required to further drill down (in your business plan) how you intend to implement your strategies when you launch or expand your business’s operations. In this section of the business loan and business plan documents, you should amplify the bullet points from the section above. For instance:

The Web Development intends to use a number of strategies that will create instant traffic and customer flow to the Company’s location. These strategies include not only using prominent facility and road signage, but also distributing flyers to people that fall into he Company’s targeted demographics. The business will also regularly take out advertisements in localized newspapers that showcase the Company’s hours of operations, web development and web application development services, and specials that are occurring with the on a regular basis.

The business will also maintain a highly informative website that showcases the Web Development company’s services, its hours of operation, service information, and other relevant information in regards to the Company’s services. This website will be listed on major search engines such as Google as many people now use the internet to locate web development businesses.

The Financial Plan

Beyond any other part of your business loan application or business plan, the financials section of these documents are what matters most when applying for a business loan or any other type of credit facility. Ultimately, this section of the business plan showcases not only what your anticipated profitability will be, but also how you intend to repay the funds that you have borrowed through your business financing facility. An example of how this section is structure is as follows:

Assumptions

Web Development, Inc. will have an average annual growth rate of 10% per year.
Mr. Doe will acquire 0,000 through a business loan in order to launch the operations of the business.
